Cold Storage Rooms Types We Service
Cooler Room Repair for Facilities
Cooler rooms run above freezing — usually 2 to 8°C — to store medicines, vegetables, fruit and dairy products. We repair their units, compressors and evaporators, including brands such as Bitzer and Copeland, and Guntner and Kelvion evaporators. Call 16062.
Large cooler rooms rely on semi-hermetic compressors and control panels, with industrial unit coolers whose powerful fans spread the air across the whole space. Common faults include oil-pressure or oil-pump problems in the compressors, refrigerant leaks across the long piping network, and electronic expansion valve failure.
Signs it needs service
- Temperature fluctuating between the front and back of the room
- A "Low Oil Pressure" alert on the compressor panel
- Ice building up on the evaporator that does not clear after a defrost cycle
- Strong vibration noises from the refrigerant piping network
- High discharge pressure caused by ambient heat
- The large evaporator fans stopping
- Oil leaking from seals and flexible joints
Common faults
- Faulty oil pressure switch or oil pump
- Refrigerant leaks from brazed joints due to vibration
- Electronic expansion valve (EEV) failure
- Clogged oil filter and main drier filter
- Faulty communication cables between the sensors and the PLC panel
- Burned-out 3-phase fan motors
What we do
- Overhaul and service of Bitzer and Copeland semi-hermetic compressors
- Weighing in R-404A/R-134a charge and nitrogen leak detection
- Replacing and calibrating electronic expansion valves (EEV)
- Cleaning and washing evaporators and condensers with high-pressure equipment
- Repairing and programming PLC control panels (Schneider)
- Changing oil and internal filters for the large compressors
- Calibrating and protecting electrical circuits against voltage fluctuation
Care tips
- Check the oil level and temperature on the compressor panel daily
- Make sure there are no obstacles blocking airflow in the warehouse racking aisles
- Carry out periodic compressor oil analysis to catch early mechanical wear
- Stick to a regular preventive maintenance schedule (for example every 3 months) to protect your stock
Questions
What is the difference between a regular and a semi-hermetic compressor?
A semi-hermetic compressor can be disassembled, overhauled and have its internal parts replaced, which is essential for large capacities because full replacement is very expensive.
Why is temperature mapping important?
To verify that cooling reaches every pallet in the warehouse, especially in pharmaceutical stores supervised by the Egyptian Drug Authority. Formal mapping is carried out by a specialist body with calibrated instruments; our role is to repair and adjust the cooling if warm spots appear.
Freezer Room Repair for Facilities
Freezer rooms usually run at -18 to -25°C to store meat, fish and frozen goods. They need low-temperature compressors and good insulation, and lower temperatures may call for two-stage compressors. Call 16062.
Large freezer rooms rely on low-temperature compressors with hot-gas or electric-heater defrost. Common faults include floor freezing when the underfloor heaters fail, compressor damage from low oil, and worn door gaskets.
Signs it needs service
- Room temperature rising above -15°C
- Heavy ice build-up forming under the evaporators
- Cracks appearing in the floor due to freezing (floor heave)
- The electric doors no longer moving because the gears have frozen
- The compressor stopping with a "Motor Overheat" alarm
- A grinding noise from the evaporator fans due to frozen fan blades
Common faults
- Burned-out defrost heaters
- Faulty hot gas defrost valve system
- Compressor breakdown from liquid refrigerant slugging
- Faulty underfloor heaters
- Failed overload relays in the electrical panels due to high load
What we do
- Replacing and repairing defrost heaters and drain line heaters
- Overhauling deep-freeze two-stage compressors
- Repairing and replacing underfloor heaters to prevent ground heave
- Charging R-404A/R-507 refrigerant designed for freezing
- Servicing electric doors and air curtains
- Manually removing accumulated ice and treating its root causes
Care tips
- Make sure the underfloor heaters work; their failure can heave and crack the floor over time
- Monitor the defrost timing; too long raises room temperature, too short builds up ice
- Check the heater cables in the doors and evaporators visually only; if a cable looks melted or cut, switch off at the panel and call a technician
Questions
Why does the floor heave up in freezer rooms?
This happens when the underfloor heaters fail, so the water beneath the insulation freezes, expands and lifts the floor. It is a serious problem that should be dealt with quickly, before the floor and insulation are damaged further.
What is hot gas defrost?
It is a system that uses hot compressor refrigerant to melt ice from inside the pipes, which is faster and more electricity-efficient than heaters in large rooms.
Cold Room Panels Repair for Facilities
Insulation panels are what hold the cold in, and any gap between them causes cooling loss and ice build-up. We repair joints and seams, inject foam into gaps, and replace damaged panels with matching ones. Call 16062.
Panels consist of two galvanized steel skins with polyurethane (PU) foam between them, typically at a density of around 40 kg/m3. We repair the cam-lock joints, inject foam into gaps, and replace the metal flashing. The common faults are corrosion of the lower steel skin and air leakage from the joints.
Signs it needs service
- Ice or condensation appearing at the panel joints
- Denting or bulging in the outer panel surface
- Rust and corrosion at the bottom of the walls from incorrect washing
- Loosening of the metal trims and corner pieces
- A whistling sound (air leak) at the connection points
Common faults
- Failed silicone and mastic sealant between panels
- Steel corrosion from high humidity and salts
- Broken internal cam-locks due to poor installation
- Loss of foam density from age or high heat
What we do
- Re-sealing joints with thermal tape and food-grade silicone
- Injecting polyurethane foam into the gaps causing leakage
- Replacing damaged or broken panels with matching ones
- Fitting and renewing the metal corners and flashing
- Insulating floors with reinforced foam and epoxy
Care tips
- Do not use sharp tools near the panels; puncturing the steel ruins the insulation completely
- Clean the panels with a damp cloth and do not spray excessive water at the lower joints
- Inspect the room corners regularly; they are the weakest point in the thermal insulation
Questions
Can a single panel be replaced from the middle of the wall?
Yes, in most cases — the panel can be removed and refitted locally without dismantling the whole room, depending on the joint type and the condition of the neighbouring panels.
What is the best panel thickness for a freezer room?
Freezer rooms usually use 12 to 15 cm panels, depending on the temperature and where the room is; thicker panels cut heat gain and electricity use.
Cold Room Doors Repair for Facilities
Cold room doors are the most heavily used, wear-prone part of the room. We repair sliding, hinged and high-speed electric doors, including door hardware such as Fermod hinges and latches. Call 16062.
Industrial doors need mechanical maintenance of the gears and tracks and electrical maintenance of the motors and safety sensors. The most critical parts are the rubber gasket and the frame heater. Common faults are a torn gasket, opener motor failure, and the door freezing shut due to heater failure.
Signs it needs service
- Great difficulty pulling or pushing the sliding door
- Heavy ice forming around the door frame from the outside
- The electric door stopping mid-travel
- A damaged or torn rubber gasket
- Metallic rubbing noises when opening the door
- The door not sealing tightly when closed
Common faults
- Worn rollers and tracks
- Burned-out door frame heater
- Rubber gaskets damaged from sticking to ice
- Faulty motion sensors in automatic doors
- Faulty internal mechanical release handle
What we do
- Replacing rollers and tracks (original or compatible parts)
- Replacing door heaters and thermal gaskets
- Repairing and programming the electric door motors
- Replacing manual release handles and internal safety rings
- Adjusting the door alignment to ensure a tight seal
Care tips
- Grease the tracks regularly — with the door motor switched off on electric doors — to keep opening easy and reduce motor load
- Make sure the internal release handle works for safety (to prevent entrapment accidents)
- Do not use a jack or manual force to open a door frozen shut; call 16062
Questions
Why does the door ice up from the outside?
This means the gasket is not sealing well or the frame heater is burned out, so the warm air meets the cold and forms condensation and ice.
My high-speed electric door opens on its own — what is the problem?
Usually the motion sensor is dusty or needs recalibration so it is not triggered by air movement or lighting.

- Make sure the air curtains above the doors are in good condition to reduce cooling loss
- Check the compressor oil sight glass daily; if the oil is low or an oil-pressure alarm appears, call a technician
- Watch for condensation or ice on the outer walls; it may indicate damaged insulation
- Clean the evaporator only after isolating power at the panel, with a soft brush — the fans can start on their own and the fins are sharp; washing and chemicals are a technician job
- Regularly test the person-in-room alarm and the inside release handle
- Do not stack goods up to the ceiling — leave space above them and in front of the evaporator so the air can circulate
- Use temperature data loggers to track cooling stability throughout the day
- Never chip ice off the evaporator with sharp tools or bring a flame near it — you can puncture the tubing, and some newer units run on a flammable refrigerant such as R290
Frequently Asked Questions
Why does the room temperature rise even though the unit runs continuously?
It may be low refrigerant from a leak, a blocked expansion valve, a dirty or iced-up evaporator, or damaged insulation (a thermal bridge) or door gasket. An inspection with measuring instruments pinpoints the cause.
Do you repair large industrial doors?
Yes. We repair sliding and hinged doors, replace gaskets and frame heaters, and repair electric and hydraulic opening systems.
Which refrigerant is used in meat freezer rooms?
R-404A and R-507 are the most common in existing rooms in Egypt; newer systems use lower-impact gases such as R-448A, R-449A or CO2. The technician charges the refrigerant specified on the unit, and the gas type should never be changed without checking the compressor and valves.
Can broken insulation panels be repaired?
Yes. Polyurethane foam can be injected and the sheet metal restored, or a damaged panel can be replaced with a new one of the same thickness and density.
Do you overhaul Bitzer compressors on site?
A partial overhaul is often possible on site. A full overhaul may require removing the compressor — the technician will explain this in the quote.
How do we prevent ice forming on the room floor?
Ice on the floor usually comes from a leak at the evaporator drain or humid air entering through the door. The fix is to clear the drain and check the drain line heater (in freezer rooms), or replace the door gasket.
Do you install complete cold rooms?
New projects (panels, doors and refrigeration units) are assessed case by case after a site survey and load calculation. Call 16062 to describe the project; any agreement sets out the scope and price in writing before work starts.
Do you cover port and free-zone warehouses?
We serve warehouses in Alexandria and the other governorates we cover; access to ports and free zones follows the facility’s own permits.
