Common Water Heater Faults

Before calling, check whether your fault is listed below — each one has its likely causes and safe checks.

Water heater not heating

Medium Heater on but the water stays cold? The usual causes — the element, the thermostat, scale, or the flame on a gas heater — and safe checks.

If the heater is on but the water stays cold, the usual cause is a burnt-out heating element (electric heaters) or a flame that keeps going out (gas heaters). A technician can diagnose it quickly.

Symptoms

  • The water is lukewarm, not hot
  • The power light is on but nothing heats
  • The heater switches on and off quickly
  • A high bill even though the water is lukewarm
  • Steam only from the top vent

Likely causes

  1. A burnt-out heating element (electric — the most common)
  2. The flame going out (gas)
  3. A failed thermostat
  4. Scale on the element reducing heat transfer
  5. Low supply voltage
  6. A temperature sensor (NTC) giving wrong readings

Safe checks before you call a technician

  1. Check the power Make sure the breaker is on and the power light is lit. If the breaker has tripped, reset it once only.
  2. Check the thermostat setting Set it to 55–60°C — it is sometimes turned down too low.

When to stop and call a technician

  • The breaker trips again straight away
  • The flame will not light at all (gas)
  • There is a burning smell from the heater
  • The heater does not respond even with the breaker on

Water heater leaking

Medium Water leaking from the heater? Find the source — the tank, the fittings or the safety valve — and the first safe steps.

A leak from a water heater is dangerous if the water reaches the electrics. Find the source quickly: a leaking fitting is an easy fix; a leak from the tank itself usually means the heater has to be replaced.

Symptoms

  • Water on the floor around the heater
  • Drips from the top or bottom fittings
  • Drips from the safety (pressure relief) valve
  • A rust stain on the heater body
  • Water running down the sides of the heater

Likely causes

  1. Loose water inlet or outlet fittings
  2. The safety valve opening because of high pressure
  3. A tank cracked by rust (the end of the heater's life)
  4. A corroded anode rod and a leak from the tank base
  5. A cracked heating-element gasket
  6. A heat exchanger leak

Safe checks before you call a technician

  1. Cut the power or gas and shut the water Switch off the breaker or close the gas valve, and close the cold-water inlet valve to the heater to stop the leak. Water and electricity are a dangerous mix. Do not touch the heater until the power is off.
  2. Find the source of the leak Put a dry towel under the heater and see where it gets wet first. This saves the technician time.

When to stop and call a technician

  • The leak is from the tank itself, not the fittings
  • There is visible rust on the heater
  • The safety valve drips constantly
  • The heater is more than 10 years old

Gas heater flame keeps going out

Medium Gas heater flame going out or not lighting? On older pilot models it is usually the thermocouple; on battery-ignition models start with the batteries and water pressure.

On heaters with a standing pilot, if the flame dies the moment you release the button, the thermocouple is usually faulty — it is the sensor that tells the magnetic valve the flame is lit, and without its signal the valve shuts the gas for safety. On battery-ignition heaters (most modern models), start with the batteries and the water pressure; if it lights and then cuts out, the water diaphragm or the flue sensor may be the cause.

Symptoms

  • The flame dies after you release the button
  • The flame lights for a few seconds, then goes out
  • It is hard to light
  • The flame is weak (yellow instead of blue)
  • Clicking without the flame lighting

Likely causes

  1. A faulty thermocouple (pilot models — the most common)
  2. Flat batteries or a torn water diaphragm (battery-ignition models)
  3. The flue sensor cutting out because the flue is blocked or ventilation is poor — a safety device that must never be bypassed
  4. A pilot or burner jet clogged with dust
  5. A burnt-out magnetic valve
  6. Low gas pressure, or air in the line after a long outage

Safe checks before you call a technician

  1. Batteries, water and gas pressure On battery-ignition heaters, replace the batteries and check that the water comes through at good pressure — the heater will not light if the flow is weak. If your stove or oven works normally, the gas pressure is fine; if everything is weak, call the gas company.
  2. Retry the ignition carefully After a long gas outage there may be air in the line. Try twice at most; if it does not light, turn off the gas, ventilate the room and wait 5 minutes before trying again. Any gas smell: stop and follow the "gas smell" steps.

When to stop and call a technician

  • The flame still goes out after these checks
  • There is any gas smell (follow the emergency steps first)
  • The flame is yellow (incomplete combustion)
  • It clicks but does not light

Water Heater types where this fault is common: Gas Water Heater

Low hot water pressure

Simple Weak hot water but strong cold? Usually scale inside the heater or a clogged inlet filter.

If the cold water pressure is normal but the hot is weak, the problem is in the heater itself. The usual causes are scale building up inside it or a clogged inlet filter.

Symptoms

  • Weak hot-water pressure
  • Normal cold-water pressure
  • The heater takes a long time to heat a small amount
  • Dripping from the shower hose
  • A strange noise from the heater when the tap is opened

Likely causes

  1. Scale inside the heater (tank or heat exchanger)
  2. A clogged inlet filter
  3. A cracked outlet hose
  4. A faulty bathroom mixer
  5. A blocked hot-water pipe in the walls
  6. A pressure-reducing valve set too low

Safe checks before you call a technician

  1. Check the heater filter Modern models have a small filter on the water inlet. Close the water valve and switch off the power or gas first, then open it and clean it.
  2. Check the bathroom mixer If one bathroom is weak and another is strong, the mixer is the problem, not the heater.

When to stop and call a technician

  • Cleaning the filter and checking the mixer did not help
  • The heater is over 5 years old and has never been descaled
  • There is rust in the hot water

Water heater thermostat broken

Technician Heater overheating or never switching off? The thermostat has failed and needs replacing — it is not safe to keep using it.

The thermostat controls the water temperature and switches the heater off at the set point. If it fails, the heater can push the water to 90°C or more (a burn risk), or keep running for nothing (wasted electricity).

Symptoms

  • Scalding hot water
  • The heater never switches off
  • The power light stays on all the time
  • A sudden jump in the electricity bill
  • The safety valve opening because of the heat
  • A boiling sound from the tank

Likely causes

  1. A failed mechanical (bi-metal) thermostat
  2. An electronic (NTC) thermostat reading wrongly
  3. A failed thermal cut-out (the high-limit safety switch)
  4. A sensor coated in scale
  5. Damaged wiring between the thermostat and the element
  6. A faulty electronic control board

Safe checks before you call a technician

  1. Switch the heater off at once If the water is boiling or extremely hot, switch the heater off at the breaker. There is a risk of burns or of the tank bursting. Do not use it — wait for the technician.

When to stop and call a technician

  • Any sign of abnormal overheating
  • The safety valve has opened
  • You hear boiling
  • The heater never switches off

Breaker trips when water heater starts

Technician Breaker trips as soon as the heater starts? A danger sign — usually an element shorting to earth or damaged wiring.

A tripping breaker means the heater is drawing a dangerous current. The usual causes: a burnt-out element shorting to earth, or wiring damaged by moisture. Never keep resetting it — there is a risk of live water.

Symptoms

  • The breaker trips within seconds of switching on
  • The breaker feels hot
  • The whole apartment loses power
  • A burning-plastic smell from the heater
  • A slight shock when touching the hot tap (serious danger!)

Likely causes

  1. A burnt-out element shorting to earth — a risk of live water
  2. A power cable damaged by moisture
  3. A blown internal fuse
  4. A shorted thermal cut-out
  5. A weak breaker or one with the wrong rating
  6. Water leaking onto electrical parts

Safe checks before you call a technician

  1. Do not switch the heater on again If the breaker trips, disconnect the heater immediately and do not use hot water until a technician has checked it. If you feel a shock from a tap, your life is at risk: switch off the main power at once. The heater must be on a sound earth and an RCD — our technician tests both during the inspection.

When to stop and call a technician

  • Any breaker trip — call straight away
  • Any shock from the water
  • A burning-plastic smell
  • A water leak near electrical parts

No hot water at all

Simple No hot water from the tap even though the heater is on? Usually a blockage, the mixer, or an empty tank.

An important difference: a heater that does not heat (lukewarm water) is not the same as no hot water coming out at all. If nothing comes out, the problem is usually in the hot-water line, not the heater.

Symptoms

  • No water from the hot tap
  • The cold tap works normally
  • A ticking sound from the hot tap but no water
  • Only drips instead of a flow
  • The heater is empty

Likely causes

  1. The inlet valve is closed
  2. A blockage in the water inlet to the heater
  3. A faulty bathroom mixer
  4. A cracked outlet hose letting in air
  5. Instant heaters: water pressure below the minimum needed to switch on
  6. A clogged internal filter

Safe checks before you call a technician

  1. Check the water valves The inlet valve before the heater must be fully open, and so must the outlet valve.
  2. Test the other taps If there is no water anywhere in the home, it is a supply problem. If only one bathroom is affected, the problem is local.

When to stop and call a technician

  • Cold taps work but hot ones do not (in more than one bathroom)
  • The tank is empty and will not fill — switch the power off immediately; running it dry burns out the element
  • A strange noise from the heater when you open the water

Water too hot (scalding)

Technician Scalding water from the heater? Usually a thermostat fault — dangerous. Immediate safety steps.

If the water comes out very hot (75°C or more), the thermostat has failed and is not switching the heater off at the set temperature. This is a serious danger for children and the elderly — severe burns in seconds.

Symptoms

  • Water hot enough to scald
  • Heavy steam from the tap
  • A boiling sound from the heater
  • The safety valve dripping because of the high pressure
  • The outside of the tank is very hot
  • A hot-plastic smell

Likely causes

  1. A failed thermostat that does not switch off
  2. A failed thermal cut-out (the high-limit safety switch)
  3. A temperature sensor (NTC) reading too low
  4. The setting is too high (85°C or more)
  5. A short between the thermostat and the element
  6. A faulty control board

Safe checks before you call a technician

  1. Switch the heater off immediately Switch off the power or close the gas, and do not open any hot tap. If the safety valve is discharging water or steam, keep clear and call a technician. Never close off or plug the safety valve — it is what releases the pressure.
  2. Let it cool Leave it switched off for 3–4 hours to cool down before anyone works on it.

When to stop and call a technician

  • Any sign of abnormal overheating — call straight away
  • Children or elderly people live in the home — treat it as a priority

Strange noise from water heater

Medium Clicking, boiling or gurgling from the heater? Each sound points to a different cause — here is how to tell.

Unusual sounds from a heater are useful clues. Boiling = scale on the element. Ticking = uneven heating. Gurgling = air in the lines.

Symptoms

  • A boiling sound
  • Intermittent ticking
  • Gurgling
  • Slight vibration
  • A metallic knock inside the tank
  • Whistling

Likely causes

  1. Scale building up on the element
  2. Flakes of scale loose in the tank
  3. Air in the hot-water line
  4. A loose safety valve
  5. High water pressure on the heater
  6. Metal expanding as it heats

Safe checks before you call a technician

  1. Flush the scale safely Switch off the power and wait a few hours for the heater to cool, close the inlet valve and open a hot tap, then open the drain valve if there is one and let the scale run out. If there is no drain valve, leave it to the technician. Only switch the power back on once the tank is full again.

When to stop and call a technician

  • The noise continues after flushing
  • A loud boiling sound — this is dangerous
  • A metallic knock from the bottom of the tank

Gas smell from water heater

Technician Gas smell near the heater? Serious danger: shut the valve, open the windows, leave and call the gas emergency line 129. The steps in order.

A gas smell is a serious danger. Natural gas has no smell of its own; an odorant (mercaptan) is added so leaks can be noticed, so any smell means a leak. Safety first, the technician second. If anyone feels a headache, dizziness or drowsiness near the heater, get them into fresh air at once and call an ambulance (123).

Symptoms

  • A strong or faint gas smell near the heater
  • Bubbles on the gas line when soapy water is applied
  • Headache or dizziness near the heater
  • A hissing sound from the gas fittings
  • A yellow flame instead of blue

Likely causes

  1. Loose gas connections
  2. A cracked gas hose
  3. A magnetic valve that does not seal fully
  4. The flame is out while gas is still flowing
  5. Corrosion in the copper gas line
  6. Loose burner connections

Safe checks before you call a technician

  1. Shut the gas valve immediately Close the main gas valve (usually above the heater or in the kitchen). Do not switch any electrical switch on or off, and do not strike a lighter, match or candle.
  2. Open the windows Open all windows and doors straight away to ventilate.
  3. Leave and call 129 Leave the apartment and call the gas emergency line 129 from outside.

When to stop and call a technician

  • Any gas smell is an emergency: call the gas emergency line 129 from outside
  • Once the gas emergency team has made the area safe, call a heater technician

Rust in hot water

Medium Yellow or brown hot water? Rust from inside an electric storage heater's tank — usually a depleted anode rod.

Rust in the hot water while the cold is clear means it is coming from inside the heater's tank. The most common cause: the anode rod (the rust-protection rod) is used up and needs replacing.

Symptoms

  • Yellow or brown hot water
  • Clear cold water
  • A metallic taste in the hot water
  • Rust stains on clothes after washing
  • Sediment at the bottom of a glass of hot water

Likely causes

  1. A depleted anode rod that no longer protects the tank
  2. Rust starting on the tank walls inside
  3. Corrosion in the copper inlet pipe
  4. A cracked glass lining inside the tank
  5. Hard water speeding up corrosion

Safe checks before you call a technician

  1. Drain the heater safely Switch off the power and wait a few hours for it to cool, close the inlet and open a hot tap, then open the drain valve if there is one. Brown water means a lot of rust. If there is no drain valve, leave it to the technician, and only switch the power back on once the tank is full.

When to stop and call a technician

  • The rust continues after draining
  • The heater is over 5 years old and the anode has never been replaced
  • A leak from the base of the tank (advanced rust — the end of the heater's life)
Call now 16062

Water Heater types where this fault is common: Electric Water Heater

Pressure relief valve constantly dripping

Medium Safety valve dripping all the time? High pressure or a faulty valve — and never plug it.

The safety (pressure relief) valve opens if the pressure inside the tank rises above the safe limit, to stop the tank from bursting. A small drip while heating can be normal, as the water expands; a constant drip means the pressure is too high or the valve itself has failed. Never plug the valve, remove it or replace it with a plain fitting — it is what protects the tank from bursting.

Symptoms

  • A constant drip from the valve
  • The sound of water running in the valve line
  • Water on the floor around the heater
  • A boiling sound
  • The water is hotter than the setting

Likely causes

  1. Very high water pressure into the heater
  2. A faulty thermostat overheating the water
  3. The valve itself failing to seal
  4. Scale on the valve
  5. A failed or missing expansion tank

Safe checks before you call a technician

  1. Check the thermostat setting If it is set above 60°C, turn it down — the valve opens when the temperature rises because the pressure inside rises with it.

When to stop and call a technician

  • The drip continues after lowering the temperature
  • Your mains water pressure is high
  • The valve is more than 5 years old
  • A boiling sound together with the drip
